Our most popular product is a one-year open mortgage. We are a non-income qualifying lender able to look past conventional debt servicing requirements.

First Circle Financial is able to consider commercial mortgages for borrowers that don't fit the banks' rigid lending policies. We specialize in commercial loans from $500,000 to $10,000,000. We can lend on a variety of property types, such as strata office space, retail storefronts, strata warehouses, mixed-use properties, and more.

Each fund is a Mortgage Investment Corporation or 'MIC' as defined by Section 130.1 of the Income Tax Act (Canada). MICs are companies organized to allow individuals to invest in a pool of diversified and secured mortgages.
