Typically sign 6 month to 12 month leases, depending on the property and owner preference. We will send out a Monthly Rental Statement that will Provide you with the details of all funds in and out of your rental account.

You pay Security Deposit upfront. Rent is due on the First of each month. If you move in early and are paying a pro rated rent, that would be due at time of possession. Deposit is considered non-refundable until you take possession of the property. Once you take possession it becomes fully refundable per the Alberta residential tenancy act.
Maintenance
Report
Repair or damage caused by your negligence or misuse is your responsibility. In such cases, repairs will be made, but you will be charged for the cost of the labor and materials. Damages or plumbing stoppages caused by your negligence or misuse will be paid by you. I understand that if I do not authorize a release of a key to a vendor, I will need to be available to give the vendor access to the property.
