Founded in 1989 as Guardian Property Management Services Ltd., GPMS has been providing property management services to clients in Durham Region and the Eastern GTA. GPMS was established as a partnership between two Registered Condominium Managers both of whom had not only been condominium owners but also served as members of the Board of Director's for their respective corporations.
GPMS manages a portfolio of Condominium Corporations ranging from single story dwellings through luxury town homes, low-rise, high-rise and commercial/industrial developments. GPMS offers a full range of management services to the condominium community. In recognition of the fact that no two condominiums have the same management requirements, it is our intention to tailor the contract requirements to suit the individual Corporation needs.

Condominium Management cannot, by definition, be classified as a nine to five occupation. In fact it can be said that the law of averages would dictate that emergencies in condominiums are more likely to occur during off duty hours than during regular office hours.

A vital component in the operation of a condominium corporation is timely and accurate financial reporting and records, accurate and effective budgeting and forecasting. GPMS produces monthly financial statements for each client using the SHIFT-SUITE CONSOLE Condo & Property Management software system designed and maintained specifically for condominium accounting, and the accrual method of accounting.

We also offer condominium corporations the option of enrolling in our Visitor(s) Overnight Parking Registry Program for by-law enforcement of visitor parking spaces within the property boundaries.
